That means current wind-load standards, modern impact-rated windows, updated electrical and plumbing, and energy-efficient systems from day one. You also get to choose finishes, layout, and lot orientation instead of inheriting someone else’s decisions. Maintenance costs in the early years are typically low because every system is new and under warranty.
Where a resale home can make sense
Established neighborhoods often come with mature landscaping, larger lots, and a location closer to built-out amenities. Resale can also mean a faster move-in and, in some cases, a lower purchase price per square foot. The trade-off is that older homes may need roof, HVAC, or window updates sooner, and those upgrades add up quickly in our climate.
The long-term math
- Insurance: Newer homes with current wind mitigation features often qualify for meaningful insurance credits in Florida.
- Energy: A tighter, better-insulated new home usually costs less to cool through a long Gulf Coast summer.
- Repairs: With resale, budget for the age of the roof, AC, and water heater before you fall in love with the kitchen.
